What home warranties may cover
A home warranty may help pay for covered repairs or replacement when normal wear and tear knocks out a listed item. The key word is listed. If the contract does not name it, assume it is not invited to the party.
What home warranties usually do not cover
Most plans exclude improper installation, code upgrades, cosmetic defects, pre-existing conditions, and damage from neglect. Some also cap how much they will pay. That cap matters when the repair bill arrives wearing steel-toed boots.
Read the fine print before buying
Look for the service call fee, waiting period, coverage limit, maintenance requirements, and who chooses the contractor. A useful plan is boring in the right places and clear about the expensive places.
Coverage varies by plan and provider
Two plans with similar names can behave very differently. Compare sample contracts before you decide. Your future self, currently standing in a puddle, will appreciate it.
